I have enjoyed working in the Title Insurance Industry for over twenty years. My background includes sales, closings and management. I enjoy the challenges associated with providing clients with a high level of expertise provided by people who consistently bring a great attitude to the job each day.

I feel it is my job to establish the proper environment for our people to enjoy coming to work and to ensure that each of our clients experience world class service.

• 4 Years in private practice in estates and real estate law.
• 8 Years as In-House Commercial Real Estate Counsel for Midlantic National Bank. (Midlantic financed major commercial, industrial, office and residential construction throughout the State of New Jersey and Florida.)
• 20 plus years as a title officer for a NJ based title insurance company and a national title insurance company.

Denis is married 32 years with two daughters. His personal interests include family, gardening, reading, and music.

Amy E. Gainfort Katz – General Manager, Northern New Jersey Division
Amy is a resident of Voorhees, NJ whose experience spans 30 years in the industry, mostly specializing in commercial and residential closings. Amy is a 1975 graduate of Endicott College in Beverly Massachusetts where she studied Art and Marketing.

Amy is a mother of two sons, Brian, who also works for Foundation Title as an account representative in Bergen County, and Gregory who is a Freshman at Elizabethtown College in PA.

Ben Guzzardi – Account Representative, Mercerville and Whitehouse Station Branch Offices
In the past 4 years, Ben has earned the respect of his peers and a loyal following of clients in both Mercer and Hunterdon County. Ben’s clients appreciate the care and attention to detail that he gives to each and every file. Ben resides in Washington Township, NJ with his wife of 22 years and 2 daughters.

Peter Casey Wall – Title Officer, Mercerville Branch Office
Casey has experience in title examining as well as the ability to perform settlements in or out of our office. Originally from Howell Township, he now resides in Ewing, NJ with his wife and twin sons. He is a Licensed Insurance Producer and a New Jersey Notary.

Scott Jakubowski – Account Representative, Monmouth County
Scott is a Licensed Title Producer and Notary Public with over 17 years of Sales and Customer Service knowledge.  Scott has been involved in all types of sales from selling ads in major league baseball programs to selling title insurance.  Scott brings an upbeat, energetic personality along with a focus on problem prevention and problem solving to Foundation Title.  He utilizes this plus his excellent ability to grow and maintain personal relationships to keep his clients happy.

Scott is a graduate of Florida Southern College who enjoys sports, exercise and personal challenges.  When Scott is not making sales calls or attending to his clients needs he is hanging with his wife Kelly and his sons Lukas, Max and Chase.

With three years experience in the title industry, Brian Katz has developed a number of loyal clients that appreciate his attention to detail and focus on quality service. Brian’s clients deal in both commercial and residential real estate in Bergen County, New Jersey. Recent multi-million dollar policies have been issued for National and Regional companies such as Target Corp., Kimco Real Estate, Home Depot USA, Walgreens, Rite Aid, and Quick Check. Brian enjoys cars and travel as well as the latest trends in technology.

John M. Cox – Account Representative
John Cox graduated from St. Joseph’s University in 1974 with a Bachelor’s Degree in English. Having spent twenty years in the Communication Industry with Verizon, Broadwing and AT&T, he joined Fidelity National Title in 2001. He is a partner and original member of Foundation Title.

He resides in Washington Township, New Jersey with his wife, Nancy and daughter, Keenan Marie.

Brian Allen – Account Representative, Morristown Branch Office
Brian has been in customer relations and sales for 20 years, the last 14 have been in real estate related fields. His knowledge of the real estate and mortgage lending businesses make him an asset to his clients and to Foundation Title. Brian serves clients in Morris County, NJ.

Ashleigh B. Johnson – Account Representative, Ocean Township Branch Office

Ashleigh lends her talent and excellent education attained from Monmouth University to assisting clients in the Monmouth County area. Ashleigh was the Captain of the Women’s Tennis team for two years while maintaining Dean’s List for 4 years. Ashleigh was also named an All-American Scholar Athlete. She currently resides in Long Branch, New Jersey, but is originally from Washington Twp., New Jersey.

Trish D'Amendola - Accounting Department Manager

Trish comes to Foundation Title with an Associates Degree in Accounting and over 24 years experience in the Title Insurance industry.  She spent the last 16 years with Congress Title - Fidelity National Title Insurance Company and prior to that, 7 years with Continental Title Insurance Company. 

Trish has been a member of the Audubon Zoning/Planning Board for 7 years.  She is a licensed NJ Title Insurance Producer as well as a Notary Public of New Jersey. 

When she's not at work, Trish loves to read, to work in her garden and to travel with her husband of 24 years, Don.

Andrew Woshnak - Account Representative, Northfield Branch

Andrew's experience, education and enthusiasm are increasingly appreciated by his clients in Atlantic County.

Andrew has several years of experience in the mortgage industry, particularly time spent as a processor specializing in VA and FHA loans at Cendant Mortgage.  He has earned a B.S. in Business Administration (Finance) from West Virginia University.  He is an Associate Member of the Atlantic County Board of Realtors.

When he's not serving his clients, Andrew enjoys golf, football and spending time with his wife and young child.

James Craft – Account Representative – Marlton Branch Office

Jim started his career in the title insurance industry as a marketing manager at Congress Title in 2002, providing marketing expertise and assistance to real estate professionals in all of Southern New Jersey. Shortly thereafter, in 2005, Jim became part of Congress Title’s sales department focusing on generating business from realtors, mortgage professionals, and attorneys in both Burlington and Camden counties. In May of 2007, Jim proudly decided to join the Foundation Title sales team and help them grow into one of the most competitive and admired title companies in the industry.

Jim is an Affiliate member of the Burlington Camden County Board of Realtors, has a producers license, is a notary, and has the ability to perform settlements as well as help his clients generate more business through marketing and networking. He prides himself on providing the very best customer service, and being accessible to his clients at all times.

He holds a Bachelor of Science in Marketing from the Richard Stockton College of New Jersey, is married and has one son named Ryan.

Christine Jacob–Manager – Toms River Branch Office

Christine has over 20 years of experience in both title abstracting and title insurance services specializing in the Ocean County Market.  She was owner, with her husband Howard, of Fidelity Search and Title for 15 years.  She is a graduate of Monmouth University, where her son is now in attendance.

Christine is a member of the Toms River Kiwanis and is active with the Key Clubs. 

Diane Ridgway - Account Representative - Marlton Branch Office

Diane has 30 years of experience in the real estate industry.  She began her career as a real estate sales associate, selling residential and commercial properties.  She then worked in property management and as a mortgage loan officer.  Diane trained as a Title Clerk which allowed her to pursue a freelance career while raising four children.  She made her full-time return to the industry 15 years ago as a Title Insurance Sales Representative.  Diane is an Affiliate Member of the Burlington Camden Board of Realtors and the Builders League of South Jersey, most recently serving as 2006 Sales & Marketing Council president for the BLSJ.

Chris Gimello - Account Representative

Chris has 7 years of experience in the title insurance industry with a focus on providing great customer service to his clients.  He also performs real estate closings.  He graduated from Rowan University in 2000.

Born and raised in Burlington County, Chris spent 8 years in the U.S. Marine Corps, proudly serving his country in Ramadi, Iraq in 2004 and 2005.

Chris now resides in Mantua, NJ with his wife Kristin and daughter Olivia, born June 2007.

Christopher Mooney - Account Representative

Christopher is a graduate of West Chester University with a B.S. in Business/Economics.  He comes to Foundation with over 6 years of experience in the Title Insurance Industry and more than 7 years experience in sales and customer service.  He is a New Jersey Notary and is capable of facilitating settlements.

Chris's clients transact both residential and commercial business; they are some of the largest law firms, real estate offices, banks and developers in the Cape May County area of New Jersey.

Carol Azarian - Account Representative

Carol is a 30-year veteran of the Title Insurance industry, in addition to being licensed in real estate.  She originally began her career as as Settlement Supervisor for Chicago Title, then Sales Settlement for Continental.  She is currently a Lifetime Member in the Builder's League of South Jersey.

Keith Langan - Account Executive

Keith has been in the Title industry for the past 12+ years. Keith, a South Jersey native, spent his adolescent years in Medford, New Jersey, where he attended Shawnee High School. He then went on to attend University of Delaware on a football scholarship, playing quarterback from 1991 to 1996. He graduated with a BS in Criminal Justice with a minor in Economics. Keith began his career under the supervision of Joseph Ryan at Congress Title, division of Fidelity National Title, where he has been the recipient of numerous sales awards. His concentration has been in commercial and new construction over the past years.

Keith now lives with his wife Gretchen and 2 year old son Zachary in Haddonfield, New Jersey, where he continues to support many community projects.

Michael Ryan - Account Executice

Michael has been in the Title industry for the past 12+ years. Michael is a South Jersey native, living in Margate, New Jersey during his younger years one of 8 children where he attended , Holy Spirit High School. Mike then attended University of Delaware, on a football scholarship where he went on to receive a Bachelor of Science degree in Criminal Justice.              

Michael Ryan started in the Title Industry under the supervision of his father, Joseph Ryan who is a 48 year veteran of the industry at Congress Title, division of Fidelity National Title Insurance. Michael’s 3 brothers are also in the Title industry.  Michael now concentrates his efforts in the South Jersey Shore Community in Atlantic County where he has gained the market share and also in Cape May county. Mike has been the recipient of the Affiliate of the Year for the Board of Realtors and also the President’s Club Award recipient 7 times.

Sheryl Intrator Urman - Account Representative, New Jersey and New York

Sheryl is a licensed Title Producer in New Jersey who has 19 years experience as a Senior Paralegal in a New York Law firm working directly with Partners that specialized in representing high net worth individuals with activities concentrated in the corporate area.  She also provided paralegal services in connection with Real Estate, Trusts, Estate and Tax Leverage Leasing Deals.  During the past 12 years she has been the sole owner of a company that provides programs for art, art appreciation and art history to children and adults through lectures, summer camps and private weekly art lessons.  Sheryl has lived in the Englewood area for over 23 years and has witnessed the recent changes caused by unprecedented development going on in town.  Community service is a big part of her life.  She has served as past president of The Moriah School in Englewood Parents Association, and has served on its Board for over 10 years.  She is also very active in various charitable organizations and has created The Susan Mandel Breast Cancer Research Fund, in memory of her dear sister.  She is also an organizer for the Susan G. Komen Walk for the Cure.  She is an active member of Ahavath Torah where she worked on several charitable and fundraising projects.  She was honored with a leadership award from Hadassah in November 2005.  In her spare time she is an Exhibiting Artist.  She is married to a wonderful attorney who practices in New York and has two beautiful and sweet daughters ages 17 and 14, both attending the Frisch High School.  Sheryl is involved in a number of projects at the School and serves on the Board of the Parents Association as well.  Sheryl is a graduate of Queens College and Adelphi Paralegal School.  She prides herself on tracking details and keeping everyone happy.
